Elper Development is seeking an analytical and detail-oriented BOQ Specialist / Quantity Surveyor to join our dynamic construction management team in Bali. In this role, you will oversee project budgeting, cost control, procurement strategies, and contractor negotiations across premium residential and commercial developments.
As our primary cost estimator, you will transform architectural and engineering blueprints into rigorous, transparent material takeoffs and financial models. You will establish strong relationships with regional suppliers, audit contract claims, and safeguard project profitability without compromising construction standards.
This position is ideal for a proactive cost professional looking to make a direct impact on high-visibility development projects in one of Indonesia's most vibrant real estate markets.
Tanggung Jawab
- Prepare comprehensive Bill of Quantities (BOQ), cost analyses, and preliminary budgets for development projects.
- Perform accurate material takeoffs from structural, architectural, and MEP engineering drawings.
- Manage end-to-end procurement processes, including supplier sourcing, tender evaluation, and price negotiations.
- Monitor site progress, evaluate contractor variation orders, and verify progress payment applications.
- Benchmark and update localized unit rates for construction materials, equipment, and labor across Bali.
- Liaise with project managers, site supervisors, and finance teams to maintain strict cost discipline.
Kualifikasi
- Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or equivalent.
- Minimum 3 years of hands-on experience in BOQ preparation, quantity surveying, or construction cost estimation.
- Demonstrated success in procurement management and subcontractor price negotiation.
- High proficiency in Microsoft Excel, AutoCAD, and industry-standard cost estimation software.
- Working familiarity with Indonesian building standards, material grades, and Bali regional market rates.
- Fluency in English and Bahasa Indonesia with strong cross-functional communication abilities.
