Hardaya Widya Graha is seeking an experienced and result-driven Leasing Manager (Mall) to oversee the end-to-end leasing operations and strategic planning for our commercial shopping center in Surabaya, Jawa Timur.
In this role, you will be responsible for formulating competitive leasing strategies, curating an optimal tenant mix, and maximizing rental yields while maintaining high occupancy rates. You will act as the key liaison between the property management team and prospective or existing commercial tenants, driving contract negotiations and ensuring seamless retail space delivery.
The ideal candidate brings extensive knowledge of the retail property landscape in East Java, proven commercial acumen, and strong negotiation capabilities. This contract position offers a dynamic environment with significant leadership visibility within a prominent real estate portfolio.
Tanggung Jawab
- Develop and execute comprehensive leasing strategies to maximize occupancy rates and rental yields for the shopping center.
- Identify, target, and acquire viable retail, food and beverage, and entertainment tenants to maintain an optimal tenant mix.
- Negotiate lease terms, rental rates, and contractual conditions with prospective and renewing tenants.
- Coordinate with legal, fit-out, and property operations teams to ensure timely unit handovers and compliance.
- Analyze retail market trends, competitor pricing, and foot-traffic data to adjust leasing strategies proactively.
- Manage ongoing tenant relationships, handling renewals, lease variations, and tenant queries professionally.
- Prepare regular leasing pipeline, revenue forecast, and occupancy reports for senior leadership.
Kualifikasi
- Bachelor degree in Business Administration, Real Estate Management, Marketing, or a related discipline.
- Minimum 5 years of retail leasing experience, with at least 2 years in a managerial role within a shopping mall or commercial complex.
- Proven track record of closing high-value lease transactions and establishing relationships with major retail brands.
- Strong understanding of commercial lease agreements, tenancy law, and shopping center operations in Indonesia.
- Exceptional negotiation, communication, and presentation skills.
- Proficient in English and Bahasa Indonesia, both written and spoken.
- Willing to be based full-time on-site in Surabaya, Jawa Timur.
